Located at Schillerstraße 3, the seven-story Motel One development sits on a plot exceeding 2,000 square meters and includes 269 guest rooms, ten staff apartments, and a ground-floor restaurant unit. Developed by Concrete Capital with architectural planning by OSA Ochs Schmidhuber Architekten, the 10,000-square-meter building emphasizes energy efficiency and sustainable design. The property has received LEED Gold certification, owing to features such as all-electric vehicle parking and weatherproof bike spaces. The acquisition was announced in September 2023, and the hotel officially opened on June 6, 2025, as Motel One’s 100th location.

Operating independently since 2017, the family office focuses on sustainable, long-term investments across real estate, energy, finance, and venture capital. Based in Germany, Wirtgen Invest deploys its own capital and follows a hands-on, value-driven strategy aligned with its core values of entrepreneurial spirit, responsibility, and foresight. The acquisition of the new Motel One in Munich reflects the firm’s focus on top-tier locations and its commitment to environmentally conscious real estate investments. Beyond commercial activity, Wirtgen Invest also engages in social initiatives through several affiliated foundations, including the Jürgen Wirtgen Stiftung and Stefan Wirtgen Stiftung.
