Balestra, which belongs to Verdoso Investments SA, the single family office of the Ullmann-Hamon family, has acquired the Ibis Budget Dunkerque Grande-Synthe, a 43-room hotel located just outside the city of Dunkerque, France.

The acquisition was completed via Access Hotel 150, a professional investment fund managed by Balestra. The hotel, which consists of two floors and operates under the Ibis Budget brand, will undergo extensive renovation works to meet modern standards and align with the fund’s environmental, social, and governance (ESG) commitments.

Access Hotel 150 focuses on acquiring and managing budget and super-budget hotels, with a strategy aimed at building a portfolio of well-situated, stable cash-flowing assets. According to Balestra, the hotel’s location near Dunkerque and local infrastructure makes it an ideal fit for its real estate value enhancement strategy.

About the French Ullmann-Hamon family office: Verdoso Investments SA

Verdoso Investments SA is a French industrial holding founded in 1997 by Franck Ullmann. It specializes in transforming traditional industries during transitional periods by acquiring majority stakes in companies that require long-term strategic repositioning. The group controls eight companies, employs approximately 3,000 people, and generates an annual turnover of around €600 million.

Verdoso operates with a long-term entrepreneurial approach, using its own capital rather than third-party funds. This enables a high degree of flexibility and alignment with management teams. The group has a strong track record in corporate carve-outs and business turnarounds, including partnerships with major industrial groups.

Balestra, Verdoso’s real estate investment management arm, was established in 2024 and is fully licensed by the French financial regulator. It serves as the group’s platform for structuring and managing real estate strategies, particularly in the hotel sector. Balestra’s approach blends value-added real estate investment with long-term operational improvement.
