The Family Office of entrepreneur Oliver Cookson has partnered once again with development firm CERT to acquire and redevelop the historic Shena Simon Campus in central Manchester, with plans to transform the landmark into a hotel. CERT has over £100M assets under management and £250M project value under development. Another representative project is “Sona” in Manchester’s Ardwick area.
The 97,000 sq ft site on Chorlton Street—formerly part of Manchester College—is set to close in September 2025. Originally opened in 1901 as The Central Higher Grade School, the building has played multiple roles in the city’s history, including serving as a military hospital during World War I and later as a sixth-form college named after educational reformer Shena Simon.
The latest chapter for the Grade II-listed property will see it reimagined as a hotel. Discussions are currently underway with a global hospitality brand. CERT’s design team plans to submit redevelopment proposals this spring.
This marks the third collaboration between CERT and Oliver Cookson’s Family Office, following previous residential investments in Manchester, including Peeler’s Yard and a 99-unit scheme on Cross Keys Street.
