Peakhill Opportunity REIT and First Olympic Capital have acquired two rental apartment buildings in Toronto with a combined 202 units for approximately 57 million dollars, which works out to roughly 282,000 dollars per apartment. The larger asset, identified by Peakhill as Project Tuesday, is a 14-storey building with 109 apartments in North York. Project Lambton is a 12-storey building with 93 units in the Rockcliffe-Smythe neighbourhood within Toronto’s York submarket. The transaction was partly financed through Canada Mortgage and Housing Corporation-insured mortgages. Peakhill launched the private REIT in January 2026 to acquire income-producing apartment properties, initially concentrating on the Greater Toronto Area, Southwestern Ontario and nearby markets, and can make wholly owned acquisitions, form joint ventures with institutional and family office investors, and provide preferred equity or mezzanine financing. Cory Capland, president of Peakhill Opportunity REIT, described the purchase as exactly the type of irreplaceable concrete high-rise rental asset the vehicle was built to pursue.
About Obelysk: The Bitove family office
First Olympic Capital is affiliated with Obelysk, the Toronto-based family office of the Bitove family, with Brett Bitove leading First Olympic’s real estate investment activities. Obelysk, headquartered on Bay Street in Toronto’s financial district, provides strategic capital on an equity or debt basis and supports the management of diversified businesses with a long-term orientation. The firm is led by John Bitove, a well-known Canadian entrepreneur who won the NBA expansion franchise that became the Toronto Raptors in 1993 and later founded XM Canada, the predecessor of SiriusXM Canada. The Bitove family is one of Toronto’s established business families, with roots in the hospitality and food services industry. Obelysk’s portfolio spans media, consumer and food businesses, including SiriusXM Canada, the Canadian franchise operations of Dave’s Hot Chicken, Black River Juice and the consumer-focused investment firm Selva Ventures. The Peakhill joint venture extends the family’s activities into Toronto multi-residential real estate.
